How Much Deposit Can a Deck Builder Legally Ask For in NSW?

The Home Building Act caps deposits at 10% of the contract price. If someone wants 30 or 50% upfront, treat that as a red flag.

Does Your Deck Need Council Approval in Sydney? Exempt, CDC and DA Pathways

Plenty of small, low decks don’t need approval at all. Under the NSW Codes SEPP, a deck is generally exempt if it’s no bigger than 25 m², sits no more than 1 m above the ground, stays at least 900 mm from every boundary and is behind the building line. Go bigger or higher and you’ll need either a Complying Development Certificate (CDC), which is usually quicker, or a Development Application (DA) through council. Heritage, bushfire and strata properties come with their own extra rules. Ask up front who’s handling the paperwork, you or the builder.

Which Decking Boards Last Longest in Sydney’s High-UV Climate?

For outdoor decking Sydney projects, pick your boards based on how much sun they’ll cop, your bushfire rating and how much maintenance you’re honestly willing to do. Australian hardwoods like spotted gum and blackbutt stand up well to UV and bushfire requirements, but they need oiling. Composite boards, Ekodeck among them, won’t splinter, fade much or attract termites, and they barely need looking after. The catch is that darker colours get hot underfoot. If you’re near the water, ask for 316 stainless steel fixings so you don’t end up with rust stains.

How Will the Subframe Be Engineered? Questions About Footings, Drainage and Airflow

Nobody sees the subframe, but it’s what decides whether your deck lasts five years or twenty-five. Ask about joist size and spacing, how deep the footings go, how much clearance there is to the ground and how air will move underneath. Low decks with no ventilation hold moisture, and that’s when boards start cupping and the framing goes mouldy and rots. If any part of the deck is more than 1 m off the ground, it’ll also need a compliant balustrade under the National Construction Code.

Yes, as long as it fits the exempt development rules. That generally means 25 m² or less, no more than 1 m off the ground, at least 900 mm from the boundaries and behind the building line. Anything bigger needs a CDC or DA.
